Some helpful tips to ensure that you can stay organized and put all your accounting affairs in check are described below.

1) Know the different types of transactions that come from your property

A rental property will come with different income and expenses that can easily overwhelm you and make you lose track of money. The first thing you should do is get familiar with what brings money and what takes money. Some transactions you might often see are:

  • Income from Tenants: rent payment, parking fees, and tenant deposits
  • Tenant Expenses: damages caused by tenants that they are required to fix.

This is the first rule of any business. It would be best if you did not mix business finances with your income. This is so that you do not spend your business funds on personal expenses and vice versa. Try to get different bank accounts for your property, even if you have only one.

Some landlords go as far as having different accounts for different properties. With this, it is easier to handle income and expenses from separate properties.

3) Have a clearly defined system in place

You should have a system to follow in recording transactions that are connected to your properties. You can create a system that you understand that states clearly where funds are coming from and where they are going. Also, try to be consistent in recording these transactions. If possible, have a particular day set aside for it as you take time to make sure all income and expenses are recorded.

4) Set aside time to establish a solid reconciliation plan

The same way you set aside time for recording is the same way you should set aside time for reconciliation. This is simply matching what you have on your records with what you have on your bank statements.

This helps you check that every payment is accounted for. You will see if there has been any case of underpayment or overpayment or if you have skipped any payment. Reconciliation makes sure there is no place for irregularities. Some landlords do this monthly, but doing it every week can reduce the workload and make it easier.

5) Take advantage of modern accounting applications

With the right software, all your accounting worries can be sorted in a matter of minutes. Sometimes this software may cost a little, but you will gain a lot in efficiency and save time. Good software will help you record, reconcile, and review your transactions.

6) When in doubt, seek assistance from an industry specialist

It is okay not to know everything about bookkeeping and small business accounting; it is advised that you have someone who is a professional accountant who you can always refer to for guidance.

It is sometimes necessary to hire an accountant to help you, even if it is just temporary. A second opinion is occasionally required.

Anybody can have good bookkeeping skills, whether they are accountants or not. All you have to do is take time to study the processes, be consistent in recording transactions, and take advantage of using available tools to make your job easier.

Australian health workers to close intensive care units in Victoria next week

Members of Australia’s Health Services Union (HSU) will go on strike in Victoria next week in a dispute over stalled wage and career structure negotiations. Over 5000 physiotherapists, speech pathologists and radiation therapists will walk off the job next week, effectively closing the state’s 68 largest health services.

The strike will force the closure of intensive care units and emergency departments across the state.

It is feared the strike could continue into Easter.

National secretary of the HSU, Kathy Jackson said admissions would be crippled, while intensive care patients would have to be evacuated to New South Wales, Tasmania and South Australia as hospitals will not be able to perform tests or administer treatment.

“When an ambulance shows up you can’t admit a patient without an X-ray being available, you can’t intubate them and you can’t operate on them,” she said.

“If something goes wrong in an ICU you need to be able to X-ray, use nuclear medicine or any diagnostic procedure,” said Ms Jackson.

Ms Jackson said the HSU offered arbitration last year, but the state government refused. “They’re not interested in settling disputes, they hope that we are just going to go away.”

“We’re not going away, we’ve gone back and balloted the whole public health workforce in Victoria, those ballots were successful, 97 percent approval rating,” she said.

The HSU is urging the government to commence serious negotiations to resolve the dispute before industrial action commenced.

The government has offered the union a 3.25 per cent pay increase, in line with other public sector workers but the union has demanded more, but stopped short of specifying a figure.

Victorian Premier John Brumby said the claim would be settled according to the government’s wages policy. “The Government is always willing and wanting to sit down and negotiate with the relevant organisations . . . we have a wages policy based around an increase of 3.25 per cent and, above that, productivity offset,” he told parliament.

The union claims it is also arguing against a lack of career structure, which has caused many professionals to leave the health service. Ms Jackson said wages and career structures in Victoria were behind other states.

Victorian Opposition Leader Ted Baillieu said he was not in support of the proposed strike and called on the government to meet with unions. “There could not be a more serious threat to our health system than has been announced today.”

“We now have to do whatever is possible to stop this strike from proceeding,” he said.

The opposition leader will meet with the union at 11:30 AM today.

Victorian Hospitals Industry Association industrial relations services manager Simon Chant said hospitals were looking at the possible impact and warned that patients may have to be evacuated interstate if the strike goes ahead.

Anwar’s lawsuit over gay slur by former Malaysian premier is dismissed

A defamation lawsuit filed by Malaysia’s former deputy prime minister Anwar Ibrahim against retired prime minister Mahathir Mohamad, who had said Anwar was homosexual, was dismissed today by a High Court judge.

In his lawsuit, filed in January 2006, Anwar sought damages of 1 million ringgit (about US$290,000), against Mahathir, after Mahathir had stated at a human rights conference that he had to dismiss Anwar because he was gay – an accusation that had caused Anwar to serve six years in prison.

Mahathir had filed a counter motion, seeking dismissal of the suit on the grounds that it was scandalous, frivolous and vexatious. In a 48-page affidavit, Mahathir said Anwar was using the suit to “rehabilitate himself for high office”.

“The plaintiff’s action is unsustainable based on background evidence … and the [Mahathir]’s application to strike out is therefore allowed with cost,” High Court Judge Tengku Maimon Tuan Mat was quoted as saying by Agence France-Presse (AFP).

Neither Anwar nor Mahathir were present for today’s hearing.

“I have informed Anwar Ibrahim of the decision and he is indeed quite upset and he has instructed that we file an appeal as we are dissatisfied with the decision,” Anwar’s lawyer, Sankara Nair, was quoted as saying by AFP.

At a Malaysian Human Rights Commission conference in September 2005, Mahathir said he had to dismiss Anwar because having a homosexual in his Cabinet would have been immoral.

Mahathir’s remarks stemmed from sodomy charges brought against Anwar in September 1998, which along with corruption charges, disgraced Anwar and sent him to prison for six years.

Anwar has said the accusations were politically motivated to keep him from challenging Mahathir.

The sodomy conviction was later overturned after two appeals, but the corruption charges stood.

Judge Tengku Maimon noted that, although the sodomy conviction was overturned, earlier court findings proved the charge that Anwar had sodomized his former family driver, Azizan Abu Bakar.

“Hence, given the background facts of the case … it is apparent that the defenses are bound to succeed. No purpose would have been served in insisting that the defenses be proven at a full trial,” Tengku Maimon was quoted as saying by Bernama.

From the early 1990s, Anwar was being groomed by Mahathir, his former mentor, to take over as prime minister, but by the end of the decade, conflicting views on governance had deteriorated the “father-son” relationship.

With Anwar in jail, Mahathir retired in 2003 after 22 years in office, turning power over to Prime Minister Abdullah Badawi.

Anwar was released from prison in 2004, having his sentence reduced by the successful overturning of the sodomy conviction. He is barred from seeking public office until 2008. Earlier this year, he sought to be named leader of Parti Keadilan Rakyat, the party of which his wife Dr. Wan Azizah is president, but was prevented from doing so because of the political ban.

In other recent legal cases, Anwar had proven victorious. In 2005, he won a judgment of $1.2 million against author Khalid Jafri, who had written a book that accused Anwar of fathering an illegitimate child. DNA tests proved the child was not his. Anwar also forced a public apology from a former police chief who had beat him in custody in 1998.

Public disclosure made of final report on deaths of nine in Finnish school shooting

The Finnish National Bureau of Investigation yesterday released 600 pages of the 2,000 page final report into the Jokela school shooting. 18-year-old Pekka-Eric Auvinen opened fire at Jokela High School, killing eight before turning his gun on himself, receiving fatal wounds.

The remaining 1,400 pages of the report are to remain confidential. The public section reveals a number of problems that may have impacted on Auvinen’s decision to conduct the attack, but says that police failed to find any conclusive motive. Also released was an animation depicting events at the school.

The report says Auvinen had been bullied since the age of ten and concludes the extent of this problem was greater than previously thought. Auvinen suffered from anxiety and blushing, especially in lessons, and had been diagnosed with a panic disorder, for which he had been prescribed medication. Auvinen also suffered from sleep disorders and loneliness, and had few friends, although one former bully did go on to become a good friend of Auvinen’s. His mother said inability to settle on a suitable ideology contributed to Auvinen’s depression.

His parents had noticed and reacted to the bullying problem, but their intervention only served to worsen the situation. According to entries in Auvinen’s diary, he first began planning the shooting – which he gave the English name “Operation Main Strike” – about eight months prior to actually conducting the shooting.

Auvinen had told his mother that under certain circumstances he could approve of violence. He had often viewed web sites promoting violence and had a number of online contacts whom he discussed his ideas with. One of these was a United States teen arrested for planning a similar attack, and two others discussed the Columbine High School Massacre with him and traded videos they found online. However, there is no evidence he informed anyone of his plans until immediately prior to the attack.

The report called Auvinen a moderately good student, but noted his mental problems had impacted his performance at school. He had been interested in politics from an early age, being involved with the Centre Party, the Social Democratic Party, the Left Alliance, and the Finnish Communist Party.

“In the best case, this (attack) would create massive destruction and chaos, or even a revolution,” read one diary entry. “In any case, I want this to be remembered forever. Maybe I’ll even have a follower; after all, I am a super-person, almost God.” Another revealed he intended to “kill as many of you bastards as possible”. His diary also reveals he was aware he would be dead by the end of the attack.

He obtained a .22 calliber handgun which he named Catherine, having been denied a license for a 9mm gun, and submitted his plans online – including to YouTube – just 14 minutes prior to firing his first shots, having cycled to school. It was determined that, given the time-frame, there was little that could have been done by anyone who saw the material to prevent the attack. He fired 75 shots, 50 of which struck his eight fatally wounded victims, who were apparently chosen at random. Thirteen others were injured in the event.

The deceased were six students, the school headmistress and the school nurse. Auvinen shot at each several times in the region of the head and upper torso. He ultimately shot himself in the school toilet, and died in hospital from head wounds ten hours later, having never regained consciousness.

Police could not determine why he chose the date he did, although it was noted his online relationship with a foreign girl had ended just days before. It was also determined little could be done to predict and prevent future incidents, although one measure being sought is to require medical checks for gun licences and parental consent for prospective owners under 18.

You have tried to create the banners, icons, logo or other artwork for your site and it just doesnt have that professional look. You could dish out the money to purchase artwork, and this can be expensive because you can either buy a suite of images or you can buy single images. And after that, you only have pictures or images. You still dont have a banner or a logo. These kinds of things need to be designed from the pictures and images! Thats why you need an artist!

So how do you get an artist without spending any money?

The answer to that is actually quite simple. You are not an artist but you are a webmaster and there is value in that! There are plenty of artists out there that dont know much about making websites and would be willing to trade some of their time for some of your time.

The common lament of a new artist is ” I need to get my work out there. I need some web exposure.” You can give that to an artist. You can give him or her some great webpages all about their artwork, their studio, store, book, or whatever projects they are working on. Thats the trade you offer -some free graphics for some free web exposure.

How to find the right artists

You are looking for an artist that is hungry for exposure and reasonably skilled at the craft. There are plenty of them out there and there are probably one hundred of that type for every “successful” artist. Start your search by first putting up something on your webpages. Something like this would be good: “Are you an artist? Would you like to create the banner for this website in exchange for write-ups about you and your work? Email me.”

Another excellent source of artists is the yahoo and google groups. There are a lot of artistic groups that have many artists who would love to get the chance to get their artwork onto a website. Join some of these groups and get a feel for what they all talk about then make a post with your proposition for a trade. I have done this and you will be shocked by how much response you get. This process also works well in forums.

The artists interest is key

You shouldnt just look for “an artist”. This approach doesnt work well. You have to look for an artist that is interested in the subject matter of your website. If your website is about unicorns then you need to scout out an artist who loves to do unicorn artwork. This applies to any subject at all from apple pie to zebras. There are plenty of artists who would be jazzed to do some artwork in that genre. Make sure you filter for this when looking for suitable forums groups.

How much of your web creation time should you put into the work?

A talented artist can often times sit down and have some really great stuff in an hour or two. It is really amazing how somebody can do this. Personally, I am willing to devote ten times that to writing about the artist and building web pages about him or her. Why? Because that artwork is gold. Over the course of time, thousands, even tens of thousands of people are going to visit your site (more if you are persistent). And that artwork will make a big impression. Its worth every minute you put into it.

What to offer

Reach into your toolbox and dig out some of your best stuff! Create an about the author page. If the author has a website, offer links. If the artist has created your banner you can offer to put a link in your navigation box that says “Banner for this site created by”. You can create a gallery of his work with explanations of how the artist created it. You can do a telephone interview. Or better yet, ask the artist what he would like in exchange for the artwork.

Finding good artwork is not a negative thing. Bartering for artwork is very much a positive thing because everybody benefits. You benefit by some great artwork, and the artist benefits by getting some legitimate web exposure. Take the first few steps and you will be surprised by the strong response you get from artists who are looking for some quality web exposure.

Climber dies on Mount Cook

Mark Vinar, an Australian climber from Perth, has been presumed dead after falling over half a kilometre from New Zealand’s highest peak, Aoraki/Mount Cook. He is said to have lost his footing whilst descending the Zurbriggen Ridge.

His brother, Miles Vinar, was rescued by an alpine rescue team after being stranded for two days on a ridge on the mountain and airlifted by helicopter to Plateau Hut in Aoraki/Mount Cook National Park on early morning Saturday.

Guides at Plateau Hut became concerned for the two brothers on Friday, when the latter did not return as was scheduled.

Police reports say that the two brothers were descending the ridge, with Miles Vinar going first: “Miles had to climb down using an ice pick and crampons. He instructed Mark about it, but for some reason Mark lost his footing and fell backwards and started rolling. He went behind some rocks, then appeared again rolling down the hill. He went down about 500 metres and then disappeared,” said Omarama police constable Les Andrew, adding that Miles was certain that it was poor that he was obliged to take cover in the snow and wait for rescue.

“There is no sign of the missing climber and it is presumed he has either fallen into a crevasse and become buried, or has been buried under snow and ice debris,” stated the New Zealand Department of Conservation, adding that there had been thirty centimetres of fresh snow.

Mark Vinar is the seventieth person to die on Mt Cook in a century, as well as the ninth to die on Zurbriggen Ridge. This is the second death on the mountain in only eight days: Kiyoshi Ikenouchi, a Japanese climber, died after being stranded on Mt Cook for a week, just hours before help arrived.

Oil spilled after ships collide in Singapore

Around 2500 tonnes of oil were spilled into the Strait of Singapore today after two ships collided.

The two ships involved in the collision were the oil tanker MT Bunga Kelana 3 and the bulk ship MV Wally, which collided around thirteen kilometers south of Singapore. The tanker received an estimated ten meter gash on its left side, while the bulk ship sustained only minor damage. After the incident, both ships moved away from the spill and are now anchored.

The oil slick has moved north, and is now now encompassing an estimated four square kilometers around six kilometers south of Singapore. Emergency teams from both Singapore and Malaysia have been mobilized, and around twenty vessels are taking part in the clean-up operations. Both containment booms and chemical dispersants are being used to clean up the oil.

The spill is not expected to have any major effects on shipping; Victor Shum, an official from a consulting firm in Singapore, said that “[i]f it is contained within an oil retaining booms, it may not disrupt shipping traffic. There is no comparison. That one has really no limit at this stage.” Shum also expressed environmental concerns, saying that “certainly the concerns are there. Even if it is contained, it will take some time to clean up.”

No crew members from either of the ships involved were reported to be injured.

Dead body left in UK hospital alongside living patients for seven hours

A dead body was left in a ward in Stobhill Hospital, Glasgow, Scotland for seven hours before it was removed.

Christine Martin, who saw the body, said that although there were curtains around the body, they “were open sufficiently for me to see this man, whom we had got to know over a period of 10 days, lying dead, face uncovered.”

Officials from the hospital have apologized for having allowed the incident to occur. The son of the dead man said that the hospital acted with “utter compassion” when permitting his request to see his father’s dead body in the ward.

National Health Service Greater Glasgow and Clyde said in a statement that, “we have acknowledged to the Martins that, beyond this, there was some delay in the transfer of the patient to the mortuary and steps have already been taken to ensure that this does not happen again.”

The Royal College of Nursing also released a statement on this incident. “The normal practice if someone has died in a four-bedded ward is to access a single room where the deceased could be viewed by the family and the family can have some time with the relative, and for that to be done in as dignified manner as possible,” said Lynn McDowall, a professional officer for the organization. “This case highlights the campaign we’re running and highlights the kind of problems nurses come across, because no nurse would want a deceased patient lying on a ward for seven hours.”
